Selling Your House in the Snow

For some reason, we've been having a lot of snow in the beautiful MD Suburbs of DC. When I say " a lot" I really mean that's it's snowed twice in the last couple of months. To be sure, the first snow fall was about 2 feet - a pretty good snowfall by any standards. This weekend it's snowing, again. Although it'll probably only be about 5" this time.

Still, that's enough to cause a run on the grocery stores and shut down activities all around the area.

It also creates a challenge for people who are trying to sell their home.

If you're still living in your home while it's on the market you have a decided edge. You can go out and shovel the walkway and driveway so that potential buyers can come by with their buyer's agents to see your house. You have the opportunity to prepare for people with snowy shoes.

If the home you're trying to sell is empty for any number of reasons - you may have moved to a warmer climate, downsized to a retirement community, job relocation, whatever - the challenges are greater. No one is around to shovel and make sure the house is accessible. No one is making sure that the water pipes have been "winterized" to keep from bursting. No one is there to prepare for the inevitable buyer and buyer's agent that will track snow all over your carpet or hardwood floor.

Sure, your listing agent could arrange for someone to handle these chores but it's highly unlikely that the listing agent will get out there and shovel. Hopefully, you may have a friendly neighbor or you could arrange for a local contractor (or your agent could).

All told, though, it's tough selling homes in the snow. Not only are there the homes seller challenges, the people who might be interested in buying a house rarely want to trudge through the snow to look at houses.

So, it's a little different selling houses in the snow. Especially in an area like the MD Suburbs that really doesn't see that much snow.
